Property Sales

Here at Davidson Estates, we do not offer an Online Solution as we do not believe in upfront charges for a service you have not even received successfully. Instead we offer speedy sales to proceedable buyers with financial protection for the vendor. Each successful buyer and vendor have conditions to meet prior to a sale starting.

Prospective buyer conditions

  • 1% or £5,000, whichever the greatest, REFUNDABLE deposit held with the buyers named solicitor until exchange of contracts. The deposit will be contributed towards the final required deposit on exchange of contracts. The deposit will be non-refundable to the buyer from exchange of contracts
  • £1,500 plus VAT refundable agency fee. The fee will be held in the company client account and is non-refundable from exchange of contracts
  • Proof of funds (to the amount of the deposit required or full funds if purchasing all cash)
  • Solicitor instructed with associated costs paid
  • Letter of engagement pack completed and sent to the appointed solicitor
  • Mortgage in principle received and mortgage application started
  • Photo ID from all buyers (passport and/or drivers license) If purchasing through a company, please provide photo ID from all of the named Directors
  • Utility bill from the last 3 months (council tax, electric, gas or water bill). A bank statement should suffice if you do not have utility bill
  • Valid visa, if required

  • Fully comprehensive marketing package including online presence on our website, Rightmove, Zoopla and On The Market
  • Featured property on Rightmove
  • Access to 1,000’s of waiting buyers in the area
  • Access to our sister company Davidson Investments database of investors
  • For Sale board
  • Professional photography and 2D/3D floor plans
  • Drone photography (if required)
  • Accompanied viewings with senior sales representative with 24hr feedback
  • Sales negotiation and confirmation of sale agreed
  • Prospective buyers’ terms and conditions completed
  • Memorandum of sale distributed to all parties
  • Sales progression from start to finish
  • Handover of keys with a bottle of bubbly
  • Our fee is 2% plus VAT (minimum of £2,500 plus VAT)

This service is designed to achieve the highest price possible to the most proceedable buyer possible.

Vendor Conditions

  • Terms and conditions signed
  • Solicitor instructed with associated costs paid
  • Letter of engagement pack completed and sent to the appointed solicitor 
  • Property pack completed and sent to your appointed solicitor
  • If leasehold, you must provide the most recent service charge and ground rent receipts
  • If your property is located on the Calthorpe Estate, then you must provide the most recent management scheme charge receipt or letter from Calthorpe Estates
  • If mortgaged, you must provide your mortgage redemption statement

IMPORTANT: The above conditions must be completed with 7 days of the sale being agreed, unless an extension is agreed in writing.

With these condition in place, it confirms the validity and commitment of a buyer and the sale of a property should complete within 2 months from the start of the sale.
